Gateway Appreciation Fund (Land Banking)

The Gateway Appreciation Fund is GBI's structured land banking investment. We pool investor capital to acquire large, low-cost acreage in Ogun State's high-growth corridors. Over a 4–5 year cycle, we develop infrastructure, process documentation (including C of O), subdivide the land into smaller plots, and sell at significantly appreciated value. Farmland purchase gives you individual ownership of a specific plot that you can farm, manage, or resell. The Gateway Appreciation Fund is a pooled land banking investment — you invest capital (via slots), GBI manages the entire development cycle end-to-end, and you receive returns from the appreciation of the whole land asset at the exit point. You don't own a specific plot, but you participate in the entire profit pool.
The minimum investment is 5 slots at ₦1,000,000 per slot = ₦5,000,000. This entry threshold ensures meaningful participation and alignment with the fund's development strategy. There is no maximum — investors may acquire as many slots as they wish. Installment payment plans are available for qualifying investors.
Each fund cycle runs for 4–5 years. This duration allows sufficient time for land acquisition, infrastructure development, government documentation (C of O), subdivision, and strategic resale at peak market value. The timeline is communicated upfront and investors receive periodic updates throughout the cycle.
The projected return on investment is up to 300% over the 4–5 year cycle. This projection is based on historical land appreciation trends in Ogun State's growth corridors, the value added through infrastructure development, and C of O documentation. No. The Gateway Appreciation Fund is not individual land ownership — it is a structured pooled investment. You invest in slots and receive proportional profit-sharing at the exit point. GBI manages the land asset collectively on behalf of all participants. If you want individual land ownership, consider our Farm Estate Purchase option instead.
Profit is calculated as the difference between the total resale revenue from subdivided plots and the total cost (acquisition, development, documentation, marketing, and operational costs). Net profit is split 60% to investors and 40% to GBI. Your share is proportional to the number of slots you hold relative to the total pool. Detailed financial reports are provided at each milestone.
At the end of the cycle, the developed and documented land is subdivided and sold at market value. Proceeds are calculated, costs deducted, and net profit is distributed to investors according to their slot count. The fund is structured for the full 4–5 year cycle to maximise returns. Early exit is not standard, as the value is created through the development process. However, in exceptional circumstances, investors may request early exit discussions with management. Terms would depend on the stage of development and available liquidity. We recommend investors commit only capital they can hold for the full cycle.
Yes. While the primary return comes at the exit point, GBI provides interim benefits during the holding period:
